Owner Agreement Terms
These terms outline the key principles of our owner agreement. Final terms depend on feasibility checks and local requirements for your specific property and location.
1. Minimum Base Fee and Service Continuity
We use a minimum base fee structure so the service remains consistent, even in quieter periods. This protects service quality and ensures your property continues to receive professional management regardless of seasonal fluctuations.
2. Scope of Services and Extras
We define scope and inclusions upfront, with clear rules for additional services. Core services include:
- •Listing management across multiple platforms
- •Guest communication and check-in coordination
- •Housekeeping and maintenance coordination
- •Revenue management and pricing strategy
- •Monthly owner reporting
Additional services outside this scope are quoted separately and require owner approval.
3. Exit Pathway and Feasibility Triggers
We include an exit pathway if regulations, building rules, safety, repeated complaints, or payment issues make the arrangement unworkable. This protects both parties.
Either party may terminate with 30 days written notice. The agreement may be terminated immediately if:
- •Regulation changes prevent legal operation
- •Strata or building rules prohibit short-stay operation
- •Repeated complaints threaten the property's viability
- •Safety or compliance issues cannot be resolved
- •Unresolved property condition issues affect guest satisfaction
- •Payment failures or breach of financial obligations
4. Feasibility and Compliance
All agreements are subject to initial feasibility assessment covering local regulations, building rules, strata permissions, property condition, and operational readiness. We confirm compliance requirements for your specific property and location before commencing services.
5. Owner Responsibilities
Property owners remain responsible for:
- •Ensuring the property is legally permitted for short-stay operation
- •Maintaining appropriate insurance coverage
- •Major structural repairs and capital improvements
- •Payment of property-related expenses (rates, strata, utilities)
- •Compliance with tax and reporting obligations
This is a summary only. Final terms are confirmed in the full owner agreement following property assessment and feasibility review. These terms may vary based on property type, location, and specific requirements.
