Fire Safety Requirements for STRA in NSW

NSW imposes mandatory fire safety standards for short-term rental accommodation. These requirements apply to all entire residences and shared accommodation rented for less than 21 consecutive days.

Compliance is not optional. Penalties for non-compliance include fines and, in serious cases, prohibition from operating STRA at your property.

Smoke Alarms and Detection

Your STRA property must have working photoelectric smoke alarms installed in:

  • Every bedroom
  • Every living area (lounge, dining room, home office)
  • Hallways and corridors

Smoke alarms must be tested monthly and replaced every 10 years. Keep documentation of all testing and maintenance. Battery-powered alarms must have functioning batteries at all times.

Emergency Evacuation Plan

A clear, printed evacuation plan must be prominently displayed in your property. The plan should include:

  • Marked emergency exits from each room
  • Location of smoke alarms
  • Safe assembly point outside the property
  • Instructions for contacting emergency services (000)
  • Contact details for the property manager or owner

The evacuation plan must be visible and easy to understand for guests unfamiliar with the property.

Annual Compliance Declaration

At registration and annually thereafter, you must declare that your property meets fire safety standards. This declaration is submitted to NSW Fair Trading as part of your STRA registration.

Keep all receipts, inspection reports, and maintenance records. If Fair Trading audits your property, you'll need to demonstrate compliance through documentation.

Pool and Spa Safety

If your property includes a pool, spa, or water feature, additional safety standards apply under the Swimming Pools Act. Ensure fencing, gates, and alarms meet NSW standards. Include clear safety instructions in your guest pack.

The Bottom Line

Fire safety compliance is non-negotiable and protects both your guests and your property. Regular maintenance, clear documentation, and annual declarations are straightforward steps that demonstrate your commitment to guest safety and regulatory compliance.
